Clear, Practical Advice

Helping landlords get their tax affairs back on track

HMRC's Let Property Campaign gives landlords the opportunity to voluntarily disclose previously undeclared rental income, on their own terms, before HMRC identifies it independently.

Whether you've become a landlord unexpectedly, inherited a property or own rental properties in the UK or overseas, our experienced tax advisers can help clarify your obligations and support you throughout the process.

Once you notify HMRC of your intention to disclose, you'll have 90 days to work out and pay what you owe, so it pays to get advice early and have your records organised in advance.

Our approach is straightforward, practical and designed to give you confidence in dealing with what can often feel like a complex issue.

We don't just work for you, we work with you.

Concerned about HMRC contacting you?

HMRC continues to increase its focus on tax compliance and access to financial information.

Had correspondence from HMRC?

It's important to get advice quickly. The right route depends on exactly what stage things are at. If HMRC has already opened a formal enquiry, the Let Property Campaign may no longer be available to you, and a different disclosure process could apply instead.

Not yet heard from HMRC, but worried you might?

This is exactly the situation the Let Property Campaign is designed for.

Either way, speaking to us first, before contacting HMRC yourself, means we can quickly establish which route applies and how best to protect your position.

Frequently Asked Questions

The Let Property Campaign is an HMRC initiative that allows individual landlords to voluntarily disclose previously undeclared residential rental income, in the UK or overseas.

The campaign is designed for individual landlords with undeclared income relating to residential property. It doesn't cover non-residential property (such as shops or garages), or income disclosed on behalf of a company or trust.

Inherited properties are one of the most common reasons individuals become landlords unexpectedly. Our team can review your circumstances and advise on any tax implications.

If HMRC has told you they intend to open an enquiry or compliance check, the Let Property Campaign may not be open to you for that disclosure, and a different process will usually apply. Speak to us before you respond to HMRC - the right approach depends on exactly what's been said and when.

If you have undeclared rental income and HMRC identifies it independently, you may face significantly higher penalties and, in serious cases, criminal investigation. Voluntary disclosure generally leads to a more favourable outcome.

Once you notify HMRC of your intention to disclose, you'll have 90 days to calculate and pay what you owe. Getting your records together with an adviser early makes this much more manageable.

Overseas rental income can still create UK tax reporting obligations, even if you live abroad. We can help you understand what applies to your situation.

Yes. Our tax specialists can support communications with HMRC and guide you through the process.

No adviser can guarantee HMRC's decision. Acceptance depends on your disclosure being complete and accurate. What we can guarantee is that we'll help you prepare the strongest, most accurate disclosure possible and support you at every step.
